Groundworks begin on next phase of North Stoneham Park

In November 2017, we began work on our first ever groundworks contract with the Highwood Group, a £5.5 million deal to deliver the infrastructure for 120 new homes at North Stoneham Park in Eastleigh, Hampshire. A project that was awarded Development of The Year in the Large Residential category of the 2018 South Coast Property Awards.

A year on from when we moved in to start earthworks on site, our operatives are finalising the first phase of 120 homes, in preparation for groundworks to begin on the next phase in the project's lifespan.

This latest phase to break ground will see our operatives create the groundworks infrastructure for 98 more residential units on the North Stoneham Park site, the second of multiple phases we've been contracted by the Highwood Group to deliver on the 120-acre deer park. In a similar vein to our first phase works, these groundworks will also focus on the delivery of specific housing plots on site, in this case plots 119 to 177 and 259 to 335.

The creation of these 98 further new homes once again draws on our groundworkers' expertise in many fundamental aspects of groundworks and civil engineering, including the creation of foundations, blockwork, beam & block flooring, oversites, and the completion of paths, patios and driveways.

As is customary with the residential groundworks contracts Mackoy is awarded, our team will also be responsible for creating the essential drainage infrastructure on site. Ensuring each new home is connected to mainland sewers and external drainage services to properly manage waste and foul water flow to appropriate treatment plants for chemical processing. In fact, throughout 2018 our team has laid over 85,000 metres of drainpipe for our clients, an average of 53 miles.

The phased creation of North Stoneham Park is part of a long-term plan by the Highwood Group to transform the 120-acre deer park into a vibrant new suburb within Eastleigh. The finished project is set to bring a total of 1,100 new residential properties at the time of its completion, in a move set to radically transform Eastleigh's housing stock and significantly regenerate the area. Among the final homes created, an allocation will be set aside for affordable housing, while the North Stoneham Park area in general will also include a community centre, compete with nursery, as well as retail units, a primary school, landscaped public spaces and sports facilities.

In creating the plans, the Highwood Group worked closely with local conservationists to minimise impact of the large-scale housing scheme on the existing communities surrounding the development. Hundreds of local residents engaged in the consultation process, and the final approved plans reflect Highwood's commitment to sympathetically and sustainably developing the site, in line with the location's conservational importance and historical significance.

As with our first phase groundworks, this latest phase of North Stoneham Park is anticipated to complete within months. Mackoy will be completing the entire groundworks infrastructure for all 98 residential units, as well as the roads, which will connect this phase of houses to other parts of the Highwood Group development.

While this £5.5 million contract is the first our team has undertaken with the Highwood Group, since our inception in 2011, Mackoy has repeatedly tendered and won groundworks infrastructure contracts with the UK's leading house builders. Other projects our team is currently helping to deliver in regions around the South of England include 120 new residential units for Persimmon in Portchester, 100 new homes with Barratt David Wilson in Whitchurch (another £5.5 million value contract) and a £7 million contract with Bellway (the 20th Mackoy have undertaken for the developer since 2011) to create the infrastructure for 125 new residential units in Emsworth.
